This home is new construction. All beds are organic from Keetsa and the bedding is fine French linen. All the bathrooms have extra large Turkish bath towels.
First floor has living room two fireplaces, dining area, breakfast nook, gourmet kitchen, full guest bath and downstairs primary bedroom with king bed and primary bathroom.
Second floor has 3 bedrooms with queen beds and a fourth tiny bedroom connected to the room with ivory bedding with twin bed perfect for child or single adult.
One upstairs bathroom with shower and bathtub.
Guest house has king bed, twin bed and bathroom.
Property is on 1 acre with grassy lawn, fire pit, patio, deck and plenty of sitting areas right in the village. Walk to equinox hotel in 3 minutes or Silver Fork Restaurant in 2 min.
10 min to Bromley or 18 min to Stratton. 14 min to Dorset.

-Correct Guest and pet count must be listed on reservation. Additional guests above 6 are charged a $75 a person per night fee. Pet fee is $100 per pet
-No shoes in house please as floors are all new.
-Quiet hours are 10pm - 9:30am. Please respect this as our neighbors are important to us.
-Exterior lights off when no one is outside and before bed.
-If you break, stain or lose any furniture or furnishings please let us know before check out so we can fix and you can help compensate.

Payment Schedule:
50% due at time of booking.
Remaining balance due 60 days before arrival.
Cancellation Policy:
All paid prepayments are non-refundable. We maintain a strict cancellation policy. There are no refunds once second payment is made.
Damage deposit:
A pre-authorization of $2500 is due 7 days before arrival and released 7 days after departure if there are no damages

Franklin House is located in Manchester, Vermont. 90 min north of Albany Airport in the Village of Manchester. If coming from NYC we recommend taking the train to Albany and renting a car.
